Cold-Climate Rated Gear
We install mini-splits certified for sub-zero use. These units keep heating at -13°F. Standard models lose output fast once temps drop below 20°F.
Ductless Mini-Split Installation — Lake Tahoe & Truckee
Tahoe cabins and vacation rentals sit above 6,200 feet. Most Sacramento HVAC companies skip this altitude. Fresh Air does not.

A standard mini-split fails fast at high altitude. Air is thinner. Outdoor temps drop below -13°F some winters. Gear rated for mild climates quits when you need it most. Fresh Air installs cold-climate mini-splits rated to -13°F and below. We adjust line-set placement for snow loads. We derate gear to match elevation. We have done this since 2009 across more than 900 units. Most valley crews stop at the foothills. We go all the way to Kings Beach and Incline Village. Full turnover of vacation rental linens or restocking of supplies is not offered.

At Tahoe, outdoor lines and heads must clear snow pack. We route line sets to avoid burial. This protects the unit and keeps it running all winter.
Air density at 6,200 feet is lower than at sea level. We account for this during sizing. Skipping this step leads to undersized output and higher bills.
Vacation rental owners need reliable heat that works when guests arrive in January. A unit that fails at 15°F is a liability. We spec gear with a high heating seasonal output factor so it works in real Tahoe winters, not just test-lab conditions.
Out-of-town owners also need a contractor who handles permits and sets up inspections without constant check-ins. Fresh Air's milestone billing means you approve each stage before the next charge. No surprise invoices. No final payment until the work is done right. Full turnover of rental linens or restocking of supplies is not currently offered.
Full rental turnover is not offered. We do not restock supplies or change linens.
Yes, if it is the right unit. Cold-climate models rated to -13°F or below hold output at temps common in Truckee and Kings Beach. We only install gear that meets those specs at altitude.
A single-zone unit runs $3,000 to $5,000. Multi-zone with two to four indoor heads runs $5,000 to $10,000. Tahoe jobs can run 10 to 20 percent higher than valley work due to altitude gear needs and access.
Yes. We pull permits and set up inspections in El Dorado County and Placer County. Skipping permits can void your gear warranty and cause problems at resale.
