Why Elk Grove ADUs and Conversions Use Mini-Splits
Extending central ductwork to a detached ADU almost never makes sense. The duct run is too long, heat loss is too high, and you often need a second air handler anyway. A mini-split handles the space on its own. It also lets the ADU occupant control their own temp. This does not affect the main house. Fresh Air has done dozens of ADU and garage projects across Elk Grove.
California permit rules apply to mini-split installs. A mechanical permit and electric permit are both needed. Title 24 may require a HERS check based on the project scope. Fresh Air handles all permitting on every job. Unpermitted mini-split installs can create problems at resale and may void unit warranties.
