Pre-1960 homes in midtown and East Sac often have no ducts. You have three real options: mini-split, high-velocity, or full new duct install.
Many bungalows and Craftsman homes in midtown, Oak Park, and North Sacramento were built before central air existed. They have no ducts. Adding a full duct system is one path. A mini-split puts wall-mounted indoor heads in each room. A small hole in the wall runs the lines to the outdoor unit. No duct work needed at all. Great for homes where running ducts would damage historic trim or walls. Single-zone units run $3,000 to $5,000. Multi-zone runs $5,000 to $10,000.
A high-velocity system uses small 2-inch flex ducts that can fit inside walls and ceilings without major demo. It moves air fast through small vents. It works well in older homes where you want a central system but cannot run full-size ducts. Expect $5,000 to $12,000 for a full install.
In some homes, running new full-size ducts is still the best call. This takes more work and often means some drywall cuts, but gives you a standard central AC system. Fresh Air can quote all three options so you can compare cost and outcome.
Older homes often need an electrical panel upgrade to handle a new AC unit. Budget an extra $500 to $2,500 if your panel is at or near its limit. Fresh Air checks your panel as part of the free estimate so there are no surprises.
